LANDLORD - What is included in the Rental & Property Management Contract?

Included in the Rental & Property Management Contract are the following services:

  • Key-holding
  • Management of maintenance repairs, upkeep and new installations and also Insurance claims assistance
  • Marketing of the property for holiday rentals
  • Management of reservations, payments and enquiries
  • Accompanied viewings
  • Helpline available for the guests during their stay
  • Departure checks with inventory
  • Departure clean and laundry

 

TENANT - What do I need if I want to rent a property?

In order to apply for a Long Term rental property, tenants will be asked to supply the following documents and information:

  • Passport or ID card & NIE / DNI *
  • Current or previous address *
  • Spanish bank account number (where you want to pay the utility bills)
  • Declare any pets with a description of type, breed, size, age, etc. *
  • Provide proof of income * 

                                                      1. Pension letter or bank statements showing pension

                                                      2. Full time permananet work contract and 3x payslips

                                                      3. Self-employed tax declaration (most recent)

  • Letter of recommendation from a previous rental agency or landlord with a copy of the corresponding contract
  • Date of when you would like to start

 

Once your application has been approved, we will require the following payments which will coincide with the signing of the rental contract:

 

  • 1x month rent                        rent is always paid in advance
  • 2x month Security Deposit       (one will be held by the owner and the other with the Generalitat Valenciana)
  • 1x departure cleaning fee        (value depends on the size of the property). The property will be clean when you receive it and                                                this payment will ensure the property receives a standard clean upon your departure.

TENANT - Information about Winter Lets

Winter Lets Conditions

The Alicante region is known for its winter sunshine and mild climate which brings many clients from all over northern Europe looking to escape the snow and cold in their country. That is why Somos Rentals offer our clients a Winter Let option.

A Winter Let rental is offered during the low season on selected holiday rental properties. The season starts from 15th September until 31st May, however, this is dependent upon the weekly holiday bookings that the property may have. As we may have holiday bookings that run into October or later and some that start earlier in the year.

The Winter Let contract is a seasonal contract for a limited time only. Tenants do not have the right to extend their stay, only with permission from the owner.

Winter Let prices are more economical that normal Long Term monthly prices as they do not benefit from the hot summer months and use of swimming pools. These higher season months are rented at a weekly price which is a much higher rate.

The monthly rental price does not include water, electricity, gas or internet. These are charged separately to the tenants when we have received the bills from the supplier.

The minimum rental period that can be contracted is 3 months. The maximum period can be 8.5 months.

If a client would like to rent a property for less than 3 months, then the monthly price will be incremented by 33% for a 2 month contract and 50% for a 1 month contract. These contracts must be agreed with the owner and are specific for certain periods when properties have gaps between other bookings.

Therefore, a property with a monthly price of 500€ on a 3+ month contract, would increase to 665€ per month on a 2 month contract and 750€ per month on a 1 month contract.

Utility bills can vary. It is reliant on how big the property is, how many tenants are staying at the house and how many hours of the day they are in the property. These different factors have a great influence on the amount you will pay.
